We price from what sold, not from what is asked
An asking price is an opinion. A registered transaction is a fact. Every property we take you to is checked against the sales the Dubai Land Department recorded in that building and that community, and we show you the ones we used — including the sales that argue against the price.
It is the same data behind our valuation tool and our market reports, published openly rather than kept for the negotiation. If the asking price is fair, you will see why. If it is not, you will see that too, before you have paid for a valuation or a lawyer.
A broker who works the community, not a phone list
Our 950+ brokers are RERA licensed and each works a patch rather than whatever enquiry arrives next. That is the difference between being told a building is popular and being told which stack gets the afternoon sun, which tower has an open service-charge dispute, and what the last three units on that floor actually went for.
If the community you are looking at is not one we cover well, we will say so and tell you who does. A buyer sent to the wrong area is a buyer who comes back to sell in two years.
The whole purchase, not just the viewing
Offer and negotiation, the Form F, the deposit and the NOC from the developer, mortgage pre-approval where you need one, and the transfer at the Dubai Land Department trustee office. Off-plan purchases add the escrow account and the payment plan, and we check both against the project before you sign.
Buying from overseas is routine here: viewings by video, signing by power of attorney, and the transfer handled without you flying in. Once you own it, the same company can furnish it, snag it, let it and manage it, or you can take the keys and never hear from us again.
What it costs you
Nothing directly, in most cases. On a resale purchase the standard 2% agency commission is paid by the buyer, and on a new project bought from the developer the developer pays it — the price is the same whether you come through us or walk into the sales centre on your own.
The costs that are not ours: the Dubai Land Department transfer fee of 4% plus admin, trustee office fees, and mortgage registration at 0.25% of the loan where you are financing. We put the full figure in writing before you commit to anything, so the number you budget is the number you pay.
