Questions about this report

The first half of the calendar year — 1 January to 30 June. Every figure here covers that window only, so each year is compared against the same six months of the year before.

Primary is a first sale from the developer, which in Dubai is mostly off-plan. Resale is a home changing hands between owners on the secondary market. They are separated because they price and move differently, and a single blended figure hides both.

A handful of very large sales pull an average upward and describe nobody. The median is the middle transaction, so it moves when the broad market moves rather than when one penthouse trades.

Dubai Land Department transaction records, covering residential property only. Commercial property is excluded, and so are the bulk registrations that would otherwise count as single homes.

Not on its own. Sales value is price multiplied by how many homes changed hands, so it drops when fewer transact even while prices rise. Read it beside the median price per square foot, which is the one that answers the price question.
