How can I sell my property in Dubai?

Short answer

Appoint a RERA-registered broker, set the asking price from recent Dubai Land Department sales, sign the listing agreement (Form A), market the property, agree a sale with the buyer (Form F), and transfer ownership at a DLD trustee office once the developer has issued its no objection certificate.

  1. 1

    Valuation

Your broker compares your property with recent registered sales in the same building or community and recommends an asking price.

  2. 2

    Listing agreement

You sign Form A with the brokerage, which allows it to market the property. Advertising then needs a DLD permit for the listing.

  3. 3

    Marketing and viewings

Photography, floor plans, portal listings and direct introductions to buyers already searching in your community.

  4. 4

    Offer and sale agreement

Once you accept an offer, you and the buyer sign Form F (the memorandum of understanding), and the buyer usually pays a deposit, commonly 10% of the price.

  5. 5

    No objection certificate

The developer confirms there are no outstanding service charges and issues an NOC for the transfer.

  6. 6

    Transfer

Buyer and seller (or their representatives) meet at a DLD trustee office, the payment is made, and the title deed is issued in the buyer’s name.

How much is my property worth today?

Short answer

What comparable properties in your building or community have recently sold for, according to Dubai Land Department transaction records, not the asking prices on property portals.

Asking prices show what owners hope for; registered sales show what buyers paid. The two can be far apart, and a price set from portals alone is the most common reason a property sits unsold.

Your broker adjusts the comparable sales for the things that move a price within the same building: size, floor, view, layout, condition, and whether the property is vacant or tenanted.

What are the costs of selling a property in Dubai?

Short answer

As the seller you normally pay the agency commission (2% plus VAT with fäm, on completion), the developer’s NOC fee, and any mortgage settlement costs. The 4% DLD transfer fee and the trustee office fee are usually paid by the buyer.

Who pays what can be agreed differently in the sale agreement, so the table below shows the usual practice. Fees are set by the DLD, developers and banks and do change; confirm current figures before you sign.

How long does it take to sell a property in Dubai?

Short answer

It depends mostly on the asking price and demand in your community. fäm reports that 94% of the properties it lists sell within 60 days. Once a sale is agreed, transfer typically takes around 30 days for a cash buyer, and longer when the buyer uses a mortgage.

A price in line with recent registered sales is what shortens the first part. The second part is paperwork: the developer’s NOC, the buyer’s bank valuation and approval if there is a mortgage, and booking the trustee office appointment.

The 94% figure is fäm’s own reported performance, not a guarantee for any single property.

Can I sell a mortgaged or tenanted property?

Short answer

Yes, both. A mortgaged property is sold with the bank paid off from the sale at transfer. A tenanted property is sold with the tenancy in place, and the buyer takes over as landlord.

Mortgaged

Ask your bank for a liability letter showing the amount needed to clear the loan. At transfer the outstanding balance is paid to your bank, which releases the mortgage so the title can pass. UAE Central Bank rules cap the early settlement fee at 1% of the outstanding balance or AED 10,000, whichever is lower.

Tenanted

The tenancy contract and its Ejari registration continue under the new owner. Many investors prefer a property that already earns rent. A buyer who wants to move in cannot end the tenancy early; ending it at expiry for a sale requires 12 months’ written notice served through a notary public or by registered mail.

What documents do I need to sell my property?

Short answer

Your title deed (or the developer’s sale and purchase agreement and Oqood for an off-plan property), your passport and Emirates ID or visa copies, and the signed Form A listing agreement. Others are added during the sale.

  • Title deed, or the SPA and Oqood registration for an off-plan unit
  • Passport copy, plus Emirates ID or visa copy for UAE residents
  • Signed Form A with your brokerage
  • Developer’s no objection certificate, arranged during the sale
  • Bank liability letter, if the property is mortgaged
  • Power of attorney, if someone signs for you at transfer
  • Tenancy contract and Ejari certificate, if the property is rented

FAQs

More questions sellers ask

Yes, provided the developer's resale conditions and applicable Dubai Land Department requirements are satisfied. Some developers require a minimum percentage of the purchase price to be paid before allowing resale. The seller may also need a developer NOC and must settle applicable charges. fäm Properties can help owners assess recent off-plan resale transactions and understand the requirements for their project.

No. You can sign the listing agreement remotely and appoint a representative through a power of attorney to sign the sale agreement and attend the transfer for you. A power of attorney signed outside the UAE generally has to be notarised and attested before it is accepted.

By common practice in Dubai the buyer pays the 4% transfer fee, although buyer and seller can agree otherwise in the sale agreement. Check what has been agreed before you sign Form F.

fäm Properties markets eligible listings through its own property website, major Dubai real estate portals and its existing buyer enquiry network. Marketing may include professional photography, floor plans and direct promotion to buyers searching in the property's community. Depending on the property, fäm may also introduce it to suitable buyers before public advertising. The marketing approach should be agreed with your assigned broker.
