• I recently purchased an apartment through FAM, which was marketed as an exclusive listing. Prior to the purchase, I was informed that the approximate service charge would be around AED 11 per sqft. However, post purchase, I came to know that the actual service charge is approximately AED 15.86 per sqft. This was a material difference and would have been helpful to know upfront. Additionally, there was a lack of clarity and communication around the Owners Association / Owners Committee setup. I was not informed about the appointment of the Owners Association Manager (OAM) or provided with relevant contact details or onboarding information post transfer. As a new owner, I had to independently reach out to the seller’s team to obtain basic information such as building management contacts, facilities management details, and general coordination points. While a conveyancing fee of AED 4,700 was charged (in addition to brokerage), the post-transfer support and handover communication could have been more structured and proactive. Overall, the transaction was completed, but the post-sale experience did not meet expectations in terms of transparency and communication.
