Orla: The Address at Palm Jumeirah’s Apex 


The Lana anchored the Dorchester Collection’s arrival in Dubai. VELA and Vela Viento built out its Business Bay presence along the Dubai Water Canal. AVA established the collection at the base of Palm Jumeirah, beside its sister hotel, One at Palm Jumeirah. Orla claims the opposite end of the island — the apex of the crescent, a position no other address in the portfolio occupies.

  • Views: 270-degree views of the Arabian Gulf and the Dubai skyline, uninterrupted by neighboring towers 
  • Beach: A 150-metre private beach shared by residents 
  • Starting price: from roughly AED 18 million at launch; more recent listings show starting prices closer to AED 24 million — a reminder that launch pricing and current pricing are two different things on a project this far into its construction cycle 
  • Status: construction began January 2023; handover is due by the end of Q4 2026 


What Sets It Apart 

The apex position. Palm Jumeirah has a lot of beachfront addresses. It has one crescent tip. Orla sits on it, on a seven-acre plot with nothing built in front of it — which is what makes the 270-degree, unobstructed view claim genuinely true rather than a marketing figure of speech. 

Three towers, one site. Unlike a single-tower building, Orla’s layout spreads 91 residences across three interconnected structures — giving buyers a wider mix of simplex, duplex, and larger formats than a single-tower footprint would typically allow on a comparable plot. 

Further along than most of the portfolio’s newer additions. Vela Viento is a 2027 handover from a 2023 launch. Orla broke ground the same year and is due for handover by the end of Q4 2026 — a materially shorter runway to keys-in-hand for a buyer who doesn’t want a multi-year off-plan hold. 

The same cross-portfolio access as the rest of the collection. Owning at Orla connects into the same Dorchester Collection service standard and cross-property privileges as VELA, The Lana, and Vela Viento — the brand consistency is the point of the portfolio, and Orla doesn’t sit outside of it. 


Who This Suits 

A buyer who wants the crescent-apex position specifically — distinct from AVA’s base-of the-Palm address and from Business Bay’s canal setting — and who values a shorter path to completion over the longer off-plan horizon that Vela Viento currently represents. It also suits someone who wants beachfront over waterway, and who’s comfortable evaluating a project in its final construction phase rather than one that’s either fully delivered or several years out. 


Questions to Ask Before You Commit 

  • What is current construction progress relative to the confirmed Q4 2026 handover 
  • What is today’s asking price by unit type — simplex, duplex, Sky Palace, and mansion inventory are priced very differently, and starting prices reflect the lowest available entry point, not the median 
  • What percentage of the development remains available, and what’s the current payment plan structure this close to handover 
  • What NOC and transfer terms apply at this stage, if you’re buying with a resale exit in mind 


The Bottom Line 

Orla gives the Dorchester Collection portfolio something it didn’t have: an address at the single most prominent point on Palm Jumeirah — the crescent apex — nearing completion rather than years from it. The trade-off is the same one that applies to any project in its final construction phase: get the current numbers directly, not the launch numbers.
