How are rent increases calculated in Dubai, and what rights do tenants have?

Rent increases in Dubai are regulated by the Dubai Land Department (DLD) and governed by the Real Estate Regulatory Agency (RERA). Landlords can only increase rent at renewal and must follow the official RERA Rent Index, which compares your current rent to average market rates for similar properties.
Key Guidelines:

No increase is allowed if your rent is within 10% of the average market rate.

A maximum of 5% increase is allowed if your rent is 11%–20% below the average.

A 10% increase is allowed if your rent is 21%–30% below the average.
