The Sustainable City

The Sustainable City (TSC) is a master planned community covering 5 Million sq. ft. area located  the district of Dubailand in Dubai. It is nestled amongst other residential communities such as Arabian Ranches, Mudon, Layan and Al Waha. It is just 15 minutes away from many from major  Dubai landmarks like Downtown Dubai, Burj Khalifa, Dubai Mall, Mall of the Emirates, Dubai Marina, Jumeirah Beach Residences and the World Expo 2020 location whilst only a 20-minute drive from Dubai International Airport.

Comprised of various land usage classifications such as residential, commercial, educational, urban farming, leisure, healthcare and The Diamond Innovation Centre, the development is a practical illustration of social, economic and environmental sustainability. The city embodies the true meaning of sustainable living by stakeholder engagement, innovative design and future monitoring designed strategically to further sustain itself.

Sustainability can be interpreted and defined in many different ways. The World Commission on Environment and Development defines sustainability as “Development that meets the needs of the present without compromising the ability of future generations to meet their own needs.” 

The goal of sustainability is to enhance the quality of life without compromising the needs of future generations. Sustainability is achieved by balancing the social and economic needs of humans with the environment.

There are three (3) main pillars that make up sustainability, often referred to as the 3P’s: People, Planet and Profits or the 3E’s: Environment, Economic and Social Equity.

Yes, Sustainable City homes have been constructed in a way that encompasses many passive and active features that affects consumption.

By using passive design approach, North-oriented L-shaped villas and active design features (see list below), TSC villas can save up to 40% of electricity in comparison to conventional villas.

Mobility inside The Sustainable City supports Dubai’s low-carbon environmental initiative. The Sustainable City encourages its residents to rely less on motorized transport and more on solar-powered means of mobility, in addition to walking and bicycling, which are fully integrated into the master planning of the community.

The Central Green Spine
A flourishing park running through the entire length of The Sustainable City forming the community’s Central Green Spine. 

Diamond Square
Diamond Square is a 15,000 square meter mixed-use area located near the entrance of The Sustainable City. It comprises of five low-rise (ground plus three floors) blocks with shops, restaurants, cafes, offices and apartments ranging from studios to one and two bedrooms available for lease. 

Equestrian Centre
The Sustainable City Equestrian Centre will offer residents quality riding classes from three years of age, to adults up to the intermediate level. The center will offer 30 minute lessons for beginners and 45 minute for intermediates.

Mosque
The Sustainable City Mosque will house 700 worshippers and integrates innovative design technologies to minimize energy and water consumption. This state-of-the-art mosque is well insulated to prevent thermal heat gain, fitted with LED lighting, and is cooled using high-efficiency AC systems. The mosque is fitted with solar water heating systems and uses water efficient fittings and fixtures. All water from the mosque’s ablution area is collected and treated using the city’s grey water treatment facility.

Sustainable City Phase 2, set for completion throughout 2017 and 2018, includes:

Hotel Indigo
In its quest to become a regional leader in eco-tourism and global environmental protection, Hotel Indigo, housed within The Sustainable City, will be a net zero energy building where 100% of its energy needs will be met by solar power. 

The Sustainable City Country Club
The Sustainable City Country Club is a world-class wellness destination. It will serve residents and visitors and will comprise two main facilities: a 1,500-square meter Rehabilitation Centre and 1,430-square metre Sports Complex. The Sports Complex will include a gym, sauna and jacuzzi, courts for tennis and basketball, outdoor fitness stations, as well as cycling and jogging tracks.

Science Centre
With The Sustainable City Science Centre, Diamond Developers aims to create an informal educational environment that allows for schools in the UAE to take a different approach when educating students about the environmental problems the world is facing.

Diamond Innovation Centre
Referred to as the brain of The Sustainable City, the Diamond Innovation Centre is the first negative lifecycle footprint building in the region. This means that over an anticipated 50-year lifespan, the building itself will produce 140 percent of its energy requirement, thus offsetting emissions during construction, operation, and decommissioning.

The Sustainable City is building an international school, which will redefine teaching and learning environments. The school will set a standard for world-class education that integrates sustainability in all its forms (environmental, social, and economic) through high academic standards and innovative teaching practices.

CreaKids Nursery, Norway’s international childcare and educational brand will open in The Sustainable City in 2016 with an initial student capacity of 150.

Rental prices for villas start at AED 200,000. The developer is offering:  

• Three-Bedroom Courtyard Villas with a 1 month rent-free period and a four-cheque payment plan; and
• Four-Bedroom Courtyard Villas, with two months rent-free period and a four-cheque payment plan.

Swimming pool, sports courts, and other facilities are free to residents and their guests. Maintenance is managed by an onsite maintenance team. A mobile application has been designed specifically to help manage the maintenance of the premises. 

Yes. The Sustainable City offer shows homes for all types of residences.

The consulting firm for the project is Al Ajmi Engineering Consultants. The contractor is Jeet Contracting and MEP works are being handled by Sun Middle East Electromechanical Works LLC.

 The minimum return is 5% to 7% Net.

It’s a freehold project allowing anyone to buy and invest in the project.

For cash buyers:

1. For those living in the UAE: copy of passport, valid residency visa and Emirates ID
2. If you live outside UAE:  copy of passport
3. If you are a POA (Power of attorney) holder:  copy of POA document, passport copy of the POA, the payment can be paid thru bank transfer or by a manger cheque

Yes, but you have to seek the developer’s approval to ensure that such modifications do not affect the structure. .

Yes, it’s allowed to have a pet but only in villas and not in apartments. Please note that all pets should comply with the guidelines set by the UAE Government.

 The following process and fees need to be fulfilled:

• A written agreement between the seller and the buyer;
• Provide passport copies for both buyer and seller; 
• Provide a copy of the title deed;
• Pay a refundable deposit of 2,000 AED once the new title deed is issued; and
• Pay AED 1,000 for the NOC.
