Dubai Real Estate Market Report – October 2025
October 2025 wrapped up with 19,850 transactions worth AED 59.20 billion across every property type, plots included. Narrowed to the Apartment, Villa and Commercial basis, activity cooled: volume slipped 4% to 19,449 deals and value fell 5% to AED 48.61 billion year on year.
The retreat was contained rather than widespread. Villas alone were responsible for it, while apartments and commercial each grew — apartments to a series-best October and commercial by more than half again on volume. Prices, meanwhile, stayed firm or climbed in every category.

Apartments stayed the market's backbone and its strongest large segment. Volume rose 3% to 16,207 deals — the highest October volume in the 12-year series — and value grew 10% to AED 30.95 billion, the biggest of any category. The median price per square foot, at AED 1,714, was up 2% and likewise the highest October reading in the series, now 44% above 2014, while the median ticket stayed flat at AED 1,265,000.
Villa was the only category to fall, and it drove the headline decline. Transactions dropped 37% to 2,554 and value fell 28% to AED 15.74 billion. This was a contraction in count rather than pricing power: villa price per square foot climbed 12% to AED 1,634 — a 12-year October high and 132% above 2014 — and the median ticket rose 22% to AED 3,900,000. Put simply, fewer villas traded, but those that did sold for considerably more.
Commercial was the fastest grower. Volume jumped 58% to 688 deals, the highest October volume in the series, and price per square foot rose 33% to AED 2,000, likewise a 12-year October high. Value more than doubled, up 106% to AED 1.93 billion, and the median ticket increased 27% to AED 1,790,985. Both volume and price per square foot were October series highs, though the value figure, despite more than doubling, does not count as a certified record.

Plots contributed meaningfully to the all-property total, placing third by value at AED 10.58 billion on just 388 transactions. With a median ticket of AED 6,675,000, plots carried the largest median ticket of any category, well above villas, reflecting their nature as large, land-heavy deals rather than frequently traded stock.
Primary versus resale
Off-plan sales remained dominant. Primary transactions made up 71% of volume and 67% of value — 13,727 deals worth AED 32.65 billion — while resale accounted for 29% of volume and AED 15.96 billion. Resale's 33% value share ran 4 points above its volume share, indicating secondary-market deals leaned toward higher-priced, more established properties.

Rental market
Rents rose across every segment. New apartment leases climbed to a median AED 75,000 (+7.14%) on 16,038 contracts, and villa new-lease medians reached AED 180,000.
