Dubai Real Estate Market Report – February 2025

Dubai's property market began 2025 running at full pace. February recorded 16,049 transactions worth AED 51.13 billion across every property type, with the all-property total setting records on both fronts — volume and value alike. The median came in at AED 1,553/sqft.

On the narrower apartment, villa and commercial basis, volume reached 15,697 deals, up +34% year on year, and value hit AED 42.75 billion, up +51%. Villas carried most of that load, more than doubling their transaction count against February 2024.

Apartments stayed the market's anchor on both count and value. The segment posted 11,328 sales, up 19% year on year and 1,837 deals ahead of last February — the highest February volume in the 12-year series. Value climbed to AED 21.59 billion (+22%), the largest of any category, and the median ticket edged up 1% to AED 1,283,125. The one weak spot was pricing: at AED 1,643/sqft, the apartment median slipped 2% from a year earlier, though it remains 37% above the 2014 base.

Villas were the month's headline and the engine behind the growth. Transactions jumped 111% to 3,929 — 2,068 more than a year earlier and the highest February volume in the series — while value rose 102% to AED 19.96 billion, second only to apartments. Unlike apartments, villa pricing moved higher: the median reached AED 1,458/sqft, up 19% year on year and the highest February price per square foot in the 12-year series, now 101% above 2014. The median villa ticket climbed 7% to AED 3,256,000.

Commercial was smaller but resilient, with 440 deals (+38%, the highest February volume since 2014) worth AED 1.20 billion. Its median of AED 1,428/sqft rose 5%, marking the highest February price per square foot in the series. Beyond the three core categories, plots contributed AED 8.35 billion from 351 sales to rank third by value, and a single building trade at AED 30.60 million carried the largest median ticket of any category, AED 30,600,000.

Outside the core categories, plots made a notable contribution, delivering AED 8.35 billion across 351 transactions — third-largest by value behind apartments and villas — at a median ticket of AED 5,000,000 and AED 451/sqft. A single building sale worth AED 30.60 million closed out the month and, at AED 30,600,000, carried the highest median ticket of any category.

Primary versus resale

Off-plan continued to dominate the market. Primary sales made up 66% of volume and 67% of value — 10,384 transactions worth AED 28.61 billion — while resale contributed the remaining 5,313 deals and AED 14.14 billion, or 34% of volume and 33% of value. The two channels tracked each other closely, with resale's value share sitting just a point below its volume share.

Al Yufrah 1 topped the value table at AED 3.06 billion, ahead of Marsa Dubai (AED 2.94 billion), Wadi Al Safa 5 (AED 2.73 billion), Palm Jebel Ali (AED 2.58 billion) and Al Yelayiss 1 (AED 2.37 billion). By transaction count, Wadi Al Safa 5 led at 1,286 deals, followed by Al Barsha South Fourth (1,245), Marsa Dubai (898), Business Bay (873) and Dubai South (789). Two areas — Marsa Dubai and Wadi Al Safa 5 — appear on both lists, combining high value with high turnover.

Rental market

Rental demand firmed, with rents rising in almost every segment. New apartment leases (10,995, +4.80%) carried a median AED 70,000, up 14.38%, while renewals (13,056, +3.82%) reached AED 55,000, up 10%. Villa rents rose the fastest: new leases hit AED 180,000 (+15.38%) and renewals AED 155,000 (+10.71%), with renewal rent per square foot up 21.28%. Commercial presented a mixed picture — new-lease volume jumped 28.07%, yet the new-lease median stayed flat at AED 110,000 (0%), even as commercial renewals climbed 19.09% to AED 106,000.

Developers kept new launches running well ahead of completions. February saw 11,233 units launched across 42 projects against 5,748 units delivered across 25 projects — a launch-to-delivery ratio of 2.0 and a net addition of 5,485 more units launched than delivered.
