Dubai Real Estate Market Report – April 2025
Dubai's residential market posted its best April on record. Taking in every property type, 17,942 transactions were completed for a combined AED 62.46 billion — the highest April volume and the highest April value in the 12-year series. On the narrower Apartment, Villa and Commercial measure, deal count rose +55% year on year to 17,551 while value almost doubled, up +97% to AED 52.42 billion.
Apartments handled most of the lifting, but the month's defining narrative was a villa segment that more than doubled in both volume and value.

Apartments powered the growth. Volume hit 13,700 deals, up +41% year on year and 4,014 above the previous April — the highest April apartment volume in the 12-year series. Value climbed +48% to AED 26.81 billion. The median price per square foot stayed flat at AED 1,652 (0% year on year), yet that remains the highest April price per square foot the series has logged, now 29% above 2014. The median apartment ticket slipped 2% to AED 1,276,646, a signal that volume and mix, not per-unit pricing, drove the value gain.
Villas stole the spotlight. Transactions jumped +146% to 3,432 — 2,039 more than a year before and the highest April villa volume in the series — while value soared +204% to AED 24.55 billion, nearly matching the apartment total on barely a quarter of the deal count. Pricing moved decisively here: the median price per square foot advanced +21% to AED 1,510, a new April high and now 92% above 2014, even as the median villa ticket stayed steady at AED 3,484,944.
Commercial was the smallest segment but hardly dormant: 419 deals (up +54%) worth AED 1.06 billion, a +128% value surge, with the median price per square foot rising +30% to AED 1,746 — the highest April figure in the series — and the median ticket up +59% to AED 1,850,000. Ranked by value the segments ran apartments first, villas second, plots third and commercial last. By the size of the typical deal, though, plots carried the largest median ticket, at AED 5,700,000.

Plots fall outside the headline Apartment/Villa/Commercial measure but were a notable presence: 391 land deals produced AED 10.04 billion, ranking them third by value behind apartments and villas. At a median AED 500 per square foot but a median ticket of AED 5,700,000 — the largest of any category — plots point to sustained appetite for development-ready land.
Primary versus resale
New-build sales led the flow. Primary deals made up 67% of Apartment, Villa and Commercial volume and 69% of value — 11,774 transactions worth AED 36.00 billion. Resale took the remaining 33% of volume and 31% of value, or 5,777 deals totalling AED 16.41 billion. The market stays firmly led by off-plan launches.

By value, Me'Aisem Second headed the table at AED 7.18 billion, ahead of Palm Jebel Ali (AED 3.38 billion), Al Yelayiss 1 (AED 3.34 billion), Marsa Dubai (AED 3.24 billion) and Business Bay (AED 2.83 billion). By deal count, Al Barsha South Fourth led with 1,605 transactions, ahead of Business Bay (1,163), Al Yelayiss 1 (1,019), Wadi Al Safa 5 (954) and Marsa Dubai (925). Three areas — Al Yelayiss 1, Marsa Dubai and Business Bay — show up on both lists, combining high value with high turnover.
Rental market
The rental market rose across the board: every segment — new and renewed apartment, villa and commercial leases — logged higher contract counts and higher median rents year on year. Commercial led the gains, with new commercial leasing volume up +67.03% and median rent up +17.27% to AED 129,000. New apartment contracts climbed +43.93% to 11,044 with median rent up +7.69% to AED 70,000, while new villa leases rose +36.67% with median rent up +9.09% to AED 180,000. Renewals repeated the same pattern of rising volumes and rents.

Supply
Supply tilted heavily toward new launches. Developers launched 11,013 units across 49 projects while only 2,173 units across 10 projects were delivered — a launch-to-delivery ratio of 5.1 and a net of 8,840 more units launched than handed over.
