Dubai Real Estate Market Report – Q4 2020

Dubai's real estate sector rounded off 2020 with 10,851 transactions worth AED 21.42 billion spanning every property type during the fourth quarter — a total that only makes sense in the context of the year behind it. The COVID-19 pandemic defined 2020, and the UAE's movement restrictions put much face-to-face property activity on hold, most sharply between March and mid-year, before a steady recovery set in over the second half.

Measured on the apartment, villa and commercial basis, the 10,235 deals logged were 11% lower year on year and the AED 16.88 billion in value slipped 10% — a far gentler shortfall than the mid-year shutdown had implied, and evidence that Q4 was where most of the rebound played out.

The slide was led by apartments. The segment posted 7,280 transactions, a 13% year-on-year drop equal to 1,063 deals, while value fell a sharper 24% to AED 8.89 billion. That divergence between the volume and value declines is really a pricing story: the typical apartment sold for AED 1,065 per square foot, down 20% over the year and the lowest Q4 price per square foot since 2015, with the median ticket softening 15% to AED 861,023. Even set against the 2014 base year, apartment pricing remains 12% lower.

Villas told the reverse story on value. Their count eased 9% to 2,606 deals260 down on the prior year — yet value advanced 12% to AED 7.52 billion and the median villa ticket gained 16% to AED 1,828,500. With price per square foot almost static at AED 698 (a mere 1% dip), the value increase points to buyers stretching for bigger, pricier homes — the pandemic's premium on space reading through cleanly in the villa figures.

Commercial was the thinnest segment by count, though not by value. Deal numbers held broadly steady at 349 (a 1% decline), while value leapt 29% to AED 469.80 million. Rates, however, stayed depressed: at AED 659 per square foot the median was 8% weaker on the year and marks the lowest Q4 price per square foot in the 7-year series, running 44% beneath the 2014 base. The lift in value here rests on the mix of what sold rather than any bounce in headline rates.

Outside the three core segments, plots contributed 616 transactions valued at AED 4.54 billion at a median AED 474 per square foot, with a median ticket of AED 2,850,000 — the heftier deal sizes that explain why the all-property value of AED 21.42 billion sits well above the AED 16.88 billion apartment-villa-commercial total.

Primary versus resale

The market tilted toward off-plan. Primary sales represented 61% of apartment, villa and commercial volume and 57% of value, amounting to 6,259 deals worth AED 9.57 billion. Resale took the remaining 39% of deals — 3,976 transactions worth AED 7.31 billion — but at 43% of value it ran four points above its share of volume, a sign that secondary buyers were dealing in larger, more expensive stock.

Deal-making clustered in the established waterfront and central districts. Marsa Dubai topped both measures, producing AED 1.91 billion in value over 1,043 transactions. On value it was trailed by Downtown Dubai (AED 1.42 billion), Business Bay (AED 1.15 billion), Palm Jumeirah (AED 1.06 billion) and Hadaeq Sheikh Mohammed Bin Rashid (AED 1.00 billion). By volume, Business Bay came second with 886 deals, ahead of Al Barsha South Fourth (753), Al Hebiah Fourth (695) and Al Thanyah Fifth (484).

Rental market

The rental market lays out the recovery most plainly: leasing volumes soared even as rents declined. Fresh apartment contracts climbed 30.36% to 35,082 and new villa contracts increased 39.77% to 4,312, yet the median new apartment rent fell 20% to AED 40,000 and the median new villa rent slipped 12% to AED 110,000. Renewals followed suit — apartment renewals rose 9.86% to 19,297 at a median AED 48,000, itself down 18.93% — as tenants used easier pricing to relocate or re-sign on better terms.

Supply

Supply tilted firmly toward completions over fresh starts. Developers handed over 9,638 units across 22 projects while launching just 2,625 units from 6 projects — a launch-to-delivery ratio of 0.3 that left 7,013 more units delivered than launched. With the pandemic weighing on new project starts, the pipeline drained faster than it was refilled.
