The developer matters more than the render

Every launch looks the same in a brochure. What separates them is the developer’s record: what they have delivered, how late it ran, and what the finished product looked like against what was sold. We work with the master developers and the smaller ones, and we will tell you which is which.

Our developer pages carry the handover record and the projects each one has completed, so you can check the claim rather than take it. Where a developer has no delivered building in Dubai yet, that is worth knowing before a payment plan starts.

Payment plans, and what they actually cost

A post-handover plan is finance, whether or not it is called that. We set the plan against the price: a headline discount paid across three years is worth less than it looks, and a longer plan on a higher price can still be the better deal if the alternative is a mortgage.

We put the full schedule in front of you before you commit — the deposit, each construction milestone, the DLD registration at 4%, and what is left at handover. Then we check it against what comparable completed units in the area sell and rent for today.

What happens between launch and handover

Construction progress, escrow, and the payments due along the way, tracked rather than left for you to chase. Our construction progress pages publish where each project has reached, and we tell you when a milestone payment is coming.

If you decide to sell before handover, we handle the assignment: the developer’s NOC, their transfer fee, and a buyer found from the same pipeline that found you the unit. If you decide to keep it, the snagging, furnishing, letting and management are all in-house.

Launch prices, without the launch-day pressure

Because we sell direct from the developers, you pay the same price as walking into the sales centre and the developer pays the commission. What you get for coming through us is the comparison — the four launches in that area rather than the one whose sales centre you are standing in.

And an honest no. Not every launch is worth taking, and a broker who has never said so about any project is not advising you.
