The Mortgage Advisor: Securing Finance for the Buyer
The Mortgage Advisor is the buyer’s go-to expert for everything related to financing the property. Their core responsibilities include:
- Pre-Approval & Buyer Qualification
Before a buyer signs a Contract F, the Mortgage Advisor evaluates their financial position and secures bank pre-approval to confirm their eligibility.
- Valuation Process
Once the buyer submits the signed Contract F, the Mortgage Advisor triggers the valuation request with the bank.
- Loan Application & Final Offer Letter (FOL)
They follow up on document requirements, monitor progress, and ensure the buyer receives the FOL, which outlines the bank’s loan contribution, typically within 10–15 days post-valuation.
Buyers should always rely on their Mortgage Advisor for anything related to the bank, including loan status, rate negotiations, document submissions, and banking timelines.
The Conveyancer: Managing the Full Transaction Lifecycle
The Conveyancer serves as the central point of coordination between all parties involved—buyer, seller, agents, developer, trustee office, and mortgage advisor.
Key responsibilities include:
- Liaising with Buyer & Seller
Once the valuation is requested, the Conveyancer contacts the seller to coordinate access and responds to any document requests made by the Mortgage Advisor or the bank on the buyer’s behalf. They relay information in both directions to ensure nothing is missed.
- NOC Application & Developer Coordination
The Conveyancer applies for the No Objection Certificate (NOC) from the developer, ensures any service charge refunds are reconciled, and handles communication until the NOC is approved.
- Transfer Process at Trustee Office
They coordinate the signing date and attend the transfer and mortgage registration appointment at the trustee office, ensuring all documentation is complete and legally valid.
- Post-Transfer Formalities
After ownership is officially transferred, the Conveyancer finalizes the process by updating the buyer’s ownership records with the developer, a crucial compliance step.
- Financial Breakdown & Contractual Compliance
They issue the payment breakdown to the buyer (including bank and buyer contributions, service charges, trustee fees, etc.), ensure all timelines are met per the contract, and monitor any outstanding obligations.
