Luxury projects to keep a radar on

It’s hard to miss all the modern skyscrapers and architectural landmarks that add up to the city’s impressive yet record-breaking list. Dubai has seen residential prices soften in the market but there’s a strong demand in high-end communities with limited supply and ready units. Last year, there were fewer launches in the luxury sector as ready or near-ready properties are the ones selling most. Though, off-plan sales are seen to have healthy numbers in the emirate.

Firas Al Msaddi, CEO of fäm Properties, told Gulf News that luxury properties are “doing very well due to low supply”.

“Properties that are low in supply tend to be luxurious. The prices of Bulgari Residences today are the same as when they were launched, while in many developments prices have softened 5 or 10%,” said Al Msaddi.

On that note, these are the top luxury projects to look out for in 2019.

1.      Bluewaters Island

The man-made island is Dubai’s entertainment hub, home to the world’s largest observation wheel Ain Dubai, springing up just off the coast of JBR. The area is very much well-planned and is the beachfront-living community. Bluewaters Island has direct access from Sheikh Zayed Road therefore the JBR traffic can be prevented.

2.      Burj Royale

Downtown Dubai is another area in the city and is expected excellent property investment returns, particularly capital appreciation. Burj Royale is the last residential tower set in the area set by the lavish Old Town district and the Mohammed Bin Rashid Boulevard.

It catered to those wanting to live like royalty and offers an effervescent lifestyle choice for all.

3.      Dubai Hills Estate

Emaar’s masterfully-planned 2,700-acre multi-purpose development will have ultra-premium six-bedroom villas that are equally alluring. Majestic Vistas at Dubai Hills Estate will redefine modern Arabic splendor. It is expected to welcome its first residents in early 2019.

4.      Arabian Ranches 3

In the breathtaking desert-themed development located on Sheikh Mohammed bin Zayed Road, Arabian Ranches 3 is known to be a popular choice amongst expats, families and investors seeking a high-branded lifestyle. Within the well-established community, Joy is the new subcommunity that features contemporary refined, stylish cubic and modern sophisticated bedroom townhouses. There’s no better place to settle.

5.      Palm Jumeirah

In addition to Palm Jumeirah having many handovers this year so far, Omniyat’s One Palm is a luxury project to keep a radar on. The largest man-made island in the world is home to some of Dubai's most luxurious resorts that includes Atlantis The Palm, FIVE Palm Jumeirah Hotel and Resort and many more. There’s accessibility to hotels, restaurants and Dubai’s breathtaking attractions.

6.      Bulgari Resort & Residences

Situated on a private island off the coast of Jumeirah, Bulgari Resort & Residences is the world’s fifth Bulgari Hotels and Resorts property. It’s also a first-of-its-kind master development in scale and magnitude in Jumeira Bay, featuring 165 apartments, eight penthouses, 15 mansions and a five-star hotel. Al Msaddi added that the owners selling at Bulgari Resort & Residences are now asking for 10-20% premium.
