Luxury projects to keep a radar on

 

It’s hard to miss all the modern skyscrapers and architectural landmarks that add up to the city’s impressive yet record-breaking list. Dubai has seen residential prices soften in the market but there’s a strong demand in high-end communities with limited supply and ready units. Last year, there were fewer launches in the luxury sector as ready or near-ready properties are the ones selling most. Though, off-plan sales are seen to have healthy numbers in the emirate.

Firas Al Msaddi, CEO of fäm Properties, told Gulf News that luxury properties are “doing very well due to low supply”.

“Properties that are low in supply tend to be luxurious. The prices of Bulgari Residences today are the same as when they were launched, while in many developments prices have softened 5 or 10%,” said Al Msaddi.

On that note, these are the top luxury projects to look out for in 2019.

1.      Bluewaters Island

The man-made island is Dubai’s entertainment hub, home to the world’s largest observation wheel Ain Dubai, springing up just off the coast of JBR. The area is very much well-planned and is the beachfront-living community. Bluewaters Island has direct access from Sheikh Zayed Road therefore the JBR traffic can be prevented.

2.      Burj Royale

Downtown Dubai is another area in the city and is expected excellent property investment returns, particularly capital appreciation. Burj Royale is the last residential tower set in the area set by the lavish Old Town district and the Mohammed Bin Rashid Boulevard.

3.      Dubai Hills Estate

Al Msaddi added that the owners selling at Bulgari Resort & Residences are now asking for 10-20% premium.
