The median price per square foot for ready apartments stands at AED 2,330, while off-plan resales are priced slightly lower at AED 2,220 per square foot. This pricing dynamic makes off-plan resales an attractive proposition for buyers seeking the benefits of a brand-new property with a developer warranty, state-of-the-art amenities, and modern design standards. Furthermore, purchasing an off-plan resale eliminates the lengthy wait typically associated with new launches, allowing investors to take possession and generate rental income much sooner.

In contrast, the most recent Emaar launch, Hillsedge, is priced at an average of AED 2,640 per square foot, with handover scheduled for 2029. This highlights a clear advantage for investors purchasing off-plan resales: they can secure a property at a significantly lower price per square foot while also benefiting from an earlier handover in 2026. Given Dubai Hills Estate’s strong market performance and increasing demand, investors stand to gain not only from capital appreciation but also from the robust rental yields in the community.
