A Comprehensive Guide to the Golden Visa and Investor Visa in Dubai

The United Arab Emirates (UAE) offers attractive visa options for foreign investors through the Golden Visa and Investor Visa programs. These programs provide opportunities for individuals to obtain long-term residency in the UAE by making significant investments in the country.

In this article, we will explore the requirements, benefits, and necessary documents for both the 10-year Golden Visa and the 2- year Investor Visa in Dubai through Dubai Land Department.

Requirements for a 10-Year Investor Visa

To be eligible for a 10-year Investor Visa in the UAE, the following requirements must be met

a. Property Investment

Elimination of Down Payment Requirement: Investors are now eligible for the 10-Year Golden Visa with their minimum investment and purchase of properties valued at AED 2,000,000 and  above.
Simplified Process for Off-Plan and Mortgaged Properties: For off-plan properties, post payment plans, or mortgaged properties, the down payment of AED 1,000,000 is no longer  necessary.
NOC Requirement for Mortgaged Properties: Instead, investors need only furnish a No Objection Certificate (NOC) from the bank for mortgaged properties.
Statement of Account for Off-Plan Properties: In the case of off-plan properties, investors are  required to provide a statement of account from the developer, detailing the paid amount and  remaining balance.

b. Residency

The applicant must be inside the UAE at the time of application.

c. Spousal Participation

A husband and wife can jointly participate in one property investment, provided they submit a marriage certificate attested by the Ministry of Foreign Affairs (MOFA) and legally translated into Arabic.

If the property is jointly owned, the shares must be equal between both parties. If the shares are not equal, the highest share holder can apply as the primary visa holder and sponsor the other spouse.

d. Title Deed Owners

Joint ownership of title deeds between partners is acceptable, as long as the applicant's share is a minimum of 2 million AED.

To apply for a 10-year Investor Visa in the UAE, the following documents are typically required

a. Property Documents

Title deed(s) indicating property ownership and a minimum value of 2 million AED in Dubai (properties in other emirates and DIFCA are not accepted).

Benefits of a 10-Year Investor Visa in Dubai: Obtaining a 10-year Investor Visa in Dubai offers several advantages, including

a. Extended Stay

Unlike other visa holders, there is no limit on how long you can stay outside the UAE while keeping your visa active.

With a 10-year visa, you can stay abroad for more than six months without the requirement to return to the UAE within that timeframe.

b. Safety and Security

Dubai is known for its low crime rate, providing a safe and secure environment for residents. Violations of the law can result in visa revocation and deportation.

c. Family Sponsorship

  • You can sponsor up to three housemaids and drivers.
  • Your family members can also be sponsored for the same 10-year period.
  • Children can be sponsored for up to 30 years, regardless of their age, as long as they are not married.
  • Parents can be sponsored for a 10-year visa.

Requirements for a 2-Year Investor Property Visa in the UAE:

  • If the property is mortgaged, a NOC from the bank/developer, along with the mortgage statement, specifying the paid and remaining amount, is required.
  • Similar to the 10-year visa, if the property is jointly owned by spouses, the shares must be equal.

To apply for a 2-Year Investor Property Visa in the UAE, the following documents are typically required:
