What is the most a landlord can raise rent?

The amount your landlord can raise your rent in Dubai in 2023 depends on how much your current rent is compared to the average market rental rate for similar properties in your area. 

Here are the maximum rent increases that are allowed in Dubai in 2023:

  • If your current rent is less than 10% below the average market rate, there is no increase.
  • If your current rent is between 11% and 20% below the average market rate, a maximum increase of 5% is permitted.
  • If your current rent is between 21% and 30% below the average market rate, a maximum increase of 10% is permitted.
  • If your current rent is between 31% and 40% below the average market rate, a maximum increase of 15% is permitted.
  • If your current rent is more than 40% below the average market rate, a maximum increase of 20% is permitted.

Your landlord must give you 90 days' written notice before increasing your rent. If your landlord does not give you the required notice, you can refuse the rent increase. You can also file a complaint with the DLD if you believe that your landlord is trying to increase your rent illegally.
