  • What is Mudon?

    Mudon is an occupied and self-sufficient community of family villas and townhouses, which is located along Al Qudra Road near Arabian Ranches. Mudon means “cities” in Arabic and the architecture resembles that of different cities around the world.

  • Where is Mudon located?

    Mudon is located at the intersection of Al Qudra Road and Emirates Road (E611) opposite Arabian Ranches and is about 20 minutes drive to the Mall of the Emirates. It is in close proximity to major Dubai roads such as Mohammed Bin Zayed Road (E311) and Al Khail Road (E66). 

  • How old is the project?

    The first phase of houses were delivered as recent as January 2015 and comprised entirely of townhouses. Independent villas in the second phase have been delivered in February 2016 and will continue to be delivered until about the end of the year. Sub-communities such as Arabella 1 and 2 were launched in 2015, as well, and are expected to be delivered starting 2018. 

  • What are the different types of properties available in Mudon?

    Mudon has a huge selection of large and spacious four-bedroom townhouses, large independent three-, four- and five-bedroom villas. Around 400 townhouses and 100 villas have been handed over, and the rest is underway.

  • Who can buy in Mudon?

    Mudon is a freehold project which means that it is open for purchase by anyone. People from various nationalities have already purchased for both investment and end-use purposes.

  • Who is the master developer?

    The master development is by Dubai Properties (DP), an extremely reliable and one amongst the most trusted developers in Dubai. DP has, to its credit, iconic and successful projects such as Jumeirah Beach Residence (JBR), Executive Towers, Bay Square and The Villa in Dubailand.

  • What other projects are included in the master development?

    Mudon also has Arabella – which are smaller townhouses – which offers two beds to five beds, with future plans for further development. Details of which are not available as of yet. 

  • What amenities and services can one expect to find?

    Mudon has a ready community market place which houses Blossoms Nursery, Milestone supermarket, pharmacy, salons, Starbucks and our own Fäm Property Shop. Soon to open is a gym, community pools, walking - jogging tracks, plenty of green areas and a school managed by Global Education Management Systems (GEMS)

  • What are the prices?

  • Why should I invest in Mudon?

    Mudon offers a mid-level luxury living concept which is great value for money given the large spaces and well planned layouts. Hence, it is easy to rent or sell, which offers attractive return on investment.

  • What is the procedure to invest or purchase in Mudon?

  • Do I need to pay commissions?

    As of June 2016, the whole of developer’s stock has been sold out. Secondary market sales will require that you pay a commission to the agency. Please check with our sales advisor regarding this.

  • When will the project be ready for handover?

    Phase One is fully completed and was handed over in 2015. The whole of Phase Two is being handed over in stages by sectors while some are delivered, others are expected to be done during the second half of 2016.

  • What charges are applicable other than the sale price?

    We negotiate the prices on a net-to-seller basis. This allows for transparency in the transaction. So, the regular registration fee of 4 percent (4%) for DLD, 2 Percent (2%) agency fee, and some miscellaneous charges apply. Our sales advisors are fully competent to provide you the list of charges specific to your property of interest. 

  • What is the payment plan?

    Since all of these properties are nearly completed, a 100% payment is required. However, there are some exceptions and our sales advisor can confirm the applicable payment to your specific property of interest.

  • Is there financing available from the developer?

    The developer does not offer financing, however, most bank's finance off-plan properties from Dubai Properties to as much as 50% of the property value whilst ready properties can be easily financed by all banks. 

  • How much are the service charges?

    As of 2016, the service charges are fixed at AED 4.16 per sq. ft on the Built Up area. These can be paid quarterly to the local Taziz office. The service charges cover services such as security; landscaping of the common areas; roads and lighting; garbage collection; and maintenance of the common areas. 

  • What facilities exist for kids including nurseries, schools, play areas?

    Each of the courtyards in Mudon have play spots for small children. There are basketball and tennis courts, as well as a playing ground for the use of both grown up children and adults.

  • Are there any community pools?

    Community pools are expected to come up within the year 2016 and two resort-style pools are in the plans.

  • Can the owners build own pools in their villas?

    Yes. Swimming pools are allowed for larger townhouses, plots and independent villas. Municipality permissions must be obtained to prior to installation of pools.

  • What is the starting price for properties in Mudon?

    Price start from 850,000.
  • Are pets allowed?

    Pets are allowed in the community and there are no restrictions. However, if you are leasing your property, your landlord might have his own set of policies pertaining to pets. 

  • Are modifications allowed to the villas?

    Minor internal modifications are allowed following permissions from Taziz and DPG. However, external modifications are not permitted.

  • Is a move-in permit required?

    Tenants and residents require to submit the details through a form handed out by the Taziz office or security by the gate. This can be done one day in advance. 

  • Who are the various utility service providers?

    DEWA is the service provider for water and electricity and Du is the sole provider for communications. There is no district air-cooling service required as all the villas have their own air conditioning set up.

  • Which is the nearest hospital?

    Al Zahra Hospital  (https://goo.gl/maps/SPSnnYi2WRu) and Saudi German Hospital in Al Barsha (https://goo.gl/maps/896CegPB3xC2) are the nearest. There is a new Medicenter hospital being constructed within five minutes driving distance.

  • Is there public transportation available?

    RTA taxis are freely available in and surrounding the area. Feeder buses ply frequently to the Dubai metro are available from Arabian Ranches, Studio city and Motor City.

  • What attractions are nearby?

    Global Village, Dubai Autodrome and Dubai Miracle Garden are the popular attractions close to the community. IMG Worlds of Adventure is expected to open its doors in 2016.
