Reselling a property in Dubai involves a regulated process managed by the Dubai Land Department (DLD) to ensure legal and financial transparency. The steps may vary slightly depending on whether the property is ready or off-plan, but the core process remains consistent.

Steps for Property Resale and Title Transfer in Dubai:

  1. Sign the Sale Agreement (Form F / MOU):

    • The buyer and seller sign a Memorandum of Understanding (MOU) that outlines the sale terms.

    • A deposit is usually paid by the buyer (commonly 10%).

  2. Obtain a No Objection Certificate (NOC):

    • The seller applies for an NOC from the developer, confirming all service charges are paid and the property is clear of obligations.

    • The NOC is required to proceed with the title transfer and is typically issued within 5–7 working days.

  3. Transfer Appointment at a Trustee Office:

    • Both parties attend a DLD-approved trustee office to finalize the transfer.

    • The buyer pays the remaining property amount via manager’s cheque and settles all DLD-related fees.

  4. Pay DLD Fees:

    • 4% transfer fee (usually paid by the buyer)

    • Admin fee of AED 580 (for apartments/offices) or AED 4,000 (trustee fee, if applicable)

  5. Title Deed Issued:

    • Once the payment is confirmed and documents are verified, the DLD issues the new title deed in the buyer’s name on the spot (in most cases, within 30–60 minutes).

Required Documents:

From the Seller:

  • Original title deed

  • Valid passport and Emirates ID (if resident)

  • NOC from the developer

From the Buyer:

  • Valid passport and visa (if applicable)

  • Emirates ID (for residents)

  • Manager’s cheque for purchase amount and DLD fees

Note:
If the property is mortgaged, additional steps are required to settle or transfer the loan, and a bank clearance letter may be needed.
